Rural Housing Week - Day 2: Sustainability

Rural poverty linked to high energy prices is becoming more of a challenge due to the growth in energy costs during the last few years. Many rural homes do not have a gas or electricity supply and have different sources of energy such as solid fuel. These homes are sometimes less well insulated than homes built in large towns and cities. Shropshire Towns & Rural Housing (STAR Housing) is making significant strides in sustainability through transformative projects designed to enhance the energy efficiency and quality of rural social housing. With a strong commitment to reducing carbon emissions and cutting energy bills. 

Gobowen's Social Housing Transformation

One of STAR Housing’s flagship sustainability projects is the recently completed upgrade of 26 Cornish style prefabricated properties in West Place and Hammonds Place, Gobowen. This project marks the first phase of the Social Housing Decarbonisation Fund (SHDF) initiative, aimed at modernising social housing while drastically improving their energy efficiency. 

The comprehensive transformation included: 

• Installation of external wall insultation  

• New windows and doors to enhance thermal performance. 

• Refurbishment of the roof with increased insulation  

• Replacement of rainwater goods, upgraded soffits and improved ventilation system 

The project cost £1.67 million, and was supported by a £280,000 grant from the Department for Energy Security and Net Zero (DESNZ). 

Impact of the Upgrades 

The results of the Gobowen project are impressive and far-reaching: 

• Improved EPC Ratings: The properties moved from an Energy Performance Certificate (EPC) rating of 'Band D' to 'Band C'. 

• Carbon Reduction: An anticipated annual reduction of carbon emissions by approximately 29 tonnes. 
• Energy Savings: Enhanced energy efficiency and internal comfort for residents, leading to lower energy usage and heating costs. 

Future Focus: Albrighton Project 

Building on the success of the Gobowen sustainability project, STAR Housing is gearing up for its next ambitious project. The upcoming initiative aims to improve the energy efficiency of 111 properties in the Albrighton area of Shropshire. This project is set to benefit from the next wave of the SHDF funding (Wave 2.2). 

Key improvements will include: 

• Installation of improved external or internal wall insulation. 

• Replacement of windows upgraded boilers and improved heating controls. 

• Upgrades to loft and roof insulation. 

• Installation of solar panels where appropriate  

The proposed works aim to elevate the EPC ratings of the properties from 'Band D' to 'Band C'. Funding for these initiatives will be a combination of grant funding and the use of existing funds identified by STAR Housing and Shropshire Council for sustainable measures.
